Three ‘P’s to Selling Your Home


Could be yours!Recent data for house sales in June has shown that sellers outnumber buyers 2 to 1 effectively making it a buyers’ market. A house is only worth what someone is prepared to pay for it so, as a seller, you need to be aware of the Three ‘P’s – Price, Presentation, Promotion – when selling your home.

If you are selling a property that is sticking on the market there could be a number of things holding up that sale. Have you been objective about your home, is it presented in tip top condition inside and out? Have you done your own research before putting it on the market and discussed the asking price fully with your agent before agreeing a sensible price that will draw the buyers in?

PRICE: I think we all now realise that property prices will not be rising to the giddy heights of four or five years ago any time soon, but recent statistics show a welcome rise in the number of properties sold. With this in mind it is important for anyone thinking of selling  their home to be realistic about the price. Do some research to find out what other properties similar to yours (your competition) in your area have sold for – check out property websites such as online estate agents like or, and  for relevant information on house prices and property sales.

PRESENTATION: What Sells A House? It’s not just a case of making sure your house is clean and tidy. Take the advice of Phil Spencer, presenter of  channel 4’s Secret Agent and Location Location. The way a home looks, from kerb appeal to interior spaces, all need to combine to make buyers fall in love with your property. For example is your front garden and drive untidy or is it neat, smart and welcoming? Is your front door peeling paint, dirty UPVC or is it pristine? Is the interior paintwork more shabby than chic? Or maybe your kitchen is tired and outdated and you have decided not to improve it because “the new people will only rip it out to put something they want – so it’s a waste of time and money”?

First impressions count and if your kerb appeal is absent then the chances are buyers will take one look and not bother getting out of the car. Once inside the house though if the kitchen, which is one of the main rooms that needs to make an impact on buyers (the other is the bathroom) is looking tired and shabby it could be you will be asked to lower your asking price to reflect the need to update or replace it at worst it could be a deal breaker.

TIP: You may not need to install a brand new kitchen or bathroom:

  1. update the doors etc
  2. get a carpenter to rehang your old doors and drawer fronts if they have dropped so that they sit flush.
  3. or if you decide to go for a  classic look – white is good – and shop around it’s possible to get a brand new kitchen for under £1000 or even for free. Beware if using internet companies always, always check out customer reviews to avoid being disappointed and out of pocket.

TIP: If your kitchen or bathroom is in good condition then simply recovering the floor and updating the wall tiles will create a great impression for buyers who will be able to live with the current kitchen until they are ready to change it to a design of their choice.

PROMOTION: This is where your estate agent really comes into their own. Take a look at the properties for sale online and you will see that it is excellent photography of well presented properties that show better on internet postings.  Remember to make sure your agent gets the details correct and advertises your property in a way that will grab prospective buyers interest.
